Eviction and Criminal Background Screening Reports

Effective Thursday, December 5, 2024, all available national criminal background data and 50 state eviction coverage have been restored.

What and why

Due to changes in federal guidelines and state laws, TransUnion has completed its processes for improved reporting of consumer data. This was performed to comply with a recent federal mandate to provide better, more accurate consumer reporting. During their ongoing process, some state-specific data had been temporarily unavailable. As of December 5, 2024 100% of TransUnion’s data is once again available.


Changes to the release of reports

As of October 2024, TransUnion report release and delivery have changed. The following information should be helpful:

There Has Been No Change for Most Renters:

About 90% of renters will still get and share their credit, criminal, and eviction reports instantly.

Quick Turnaround Time for Some:

We know that up to 10% of renters will have potential negative information on their criminal or eviction reports. Criminal and eviction reports will be manually reviewed for accuracy before release. Most will be released on the same day.

Special Attention for a Few:

For a small number, about 1% of renters, a criminal or an eviction report may need extra review. This could take anywhere from 24 hours to as long as 5 days. Turnaround time for these depends on a few factors:

The type of questionable information

The number of questionable records, and

The source - which jurisdictions house the information

These steps help prevent errors, protecting everyone; renters, landlords, and agents.

SoftScreen will notify both renters and agents when reports are delayed. And as always, we will notify all parties as soon as reports are released. Emails and text notifications are sent instantly as soon as reports are available.
